Property location

New build

-They are usually located on the periphery and on the outskirts of towns and cities. There are also some excellent developments near the coast and within the heart of the towns.

-Almost always they will provide communal areas (sports area´s, gardens, children´s playground, swimming pool etc.).

Resale

-They are usually found in both city / town centre´s and rural areas.

-There will be more amenities and services, being located in more established areas.

-The relations with neighbours and neighbourhoods and are more defined, due to them being more mature.

Price

New build

-Higher price per square metre.

-Everything is new. That is without doubt what you pay for.

Resale

-Cheaper price per square metre.

-There may be the need for additional costs to reform the property.

Size

New build

-Smaller in size. The general trend of new developments is to build less surface space but achieve more living space.

-By buying off plan, there may be time to customise the layout to suit your needs.

-Distribution and use of space is more attractive.

-Design and modern architecture. With the new build properties, they have the latest trends.

Resale

-You can generally buy bigger properties for the money.

-The downside is the layout and design. Everything can change with a reform but this can be costly.

Ready to move in

New build

-You will be able to live there once the property is finished.

-If it is under construction but you have to wait, maybe you can change some key aspects in the distribution that meets your needs more.

Resale

-The property may need updating, painting or the vendor cannot commit to a quick completion date due to personal issues.

Annual property costs

New build

-They tend to have more communal area (swimming pool, gardens, sports facilities etc.), so annual fee´s may be higher.

-The new developments will have less problems and less maintenance, meaning less money needing to be spent.

Resale

-Less money needs to be spent on facilities and maintenance.

-An increased tendency to pay for repairs or breakdowns.
