BREXIT - one change which client´s need to know about for property in Orihuela Costa
18 Jan 2021

Because of Brexit and the UK no longer being part of the EU, British citizens who are looking to buy a property in Spain, need to be aware that in certain districts / areas, a military permission has to be applied for, prior to signing for the purchase of the property at the notary. This permission is applied for at the Ministry of Defence in Barcelona, but the documentation required can be sent by postal courier. The approval of the licence will normally take around 3 months, but the Ministry of Defense have 4 months to deal with the request. It is possible to check beforehand if the area where you wish to buy a property is a military restricted area. Orihuela Costa is one for example (including La Zenia, Playa Flamenca, Cabo Roig and others) and also part of San Miguel de Salinas and Torrevieja also.

Whilst this doesn´t affect people being able to buy in these area´s, it is important to know as the completion is going to be slightly longer than normal.
