Housing on the Spanish coast leaves crisis behind
Prices are growing double digit in the heat of the recovery of consumption and the holiday rental boom.
A recent report from the real estate website pisos.com revealed that a type home for sale on Spanish beaches would now cost 215,579 euros, 19.84% more than in 2016, when the average price was 179,886 euros. In terms of rent, it has gone from an average rent of 565 euros a week to 642, registering an increase of 13.57% in a year.
Another report prepared by Tinsa also reflects the recovery of vital signs of residential business in the beach areas. This X-ray divides the peninsular coast and islands into 58 zones. The technical network of the appraiser points out that the situation is clearly improved in 22.4% of the areas analysed, compared to 8.8% last year. In another 43% are perceived signs of improvement, with almost two thirds is evolving positively.
In any case, since Tinsa underline that the activity of purchase and sale has undergone a radical change in the last year. In 84.5% of the zones, technicians have the perception that there has been an increase in transactions in the holiday housing market, when the previous year this assertion barely occurred in 23% of the coastlines analysed . In all coastal municipalities included in the report, sales increased by 14.6% in 2016 compared to the previous year, according to Fomento data, to 158,635 units.
Canary Islands, Mallorca and Ibiza, Costa Dorada, southern Alicante, the east coast of Malaga and the Cadiz coast between Tarifa and Conil are the areas where Tinsa locates the locomotive of the recovery.
